Performance data, from a vast array of critical hospital assets, is often available in isolation – providing a fragmented, challenging view of total performance and reliability.
Supporting and optimising these assets is not only critical for clinical delivery, but essential for sustainability and cost efficiency. Together with our client at Manchester University NHS Foundation Trust (MFT), our Hard FM team recognised the need to improve visibility of critical assets – providing greater confidence in their reliability and energy utilisation.
The team partnered exclusively with Xempla to develop a holistic, on-time view of asset performance which has driven some outstanding outcomes for the Trust and their patients.

Following a robust assessment of the available tools, Sodexo partnered exclusively with Xempla, a Decision Automation System for asset performance management.
Together, we have integrated intelligent, collaborative software that supports Operations & Maintenance (O&M) teams with proactive decision making.
As one of the most comprehensive tools available, Xempla integrates with almost any mechanical asset that streams operational data, supporting our teams with Functional Design Data, Anomaly Detection, Energy Optimisation, Predictive Analytics and Maintenance Optimisation.
Implementing on-time insights
Since 2022, Sodexo Health & Care has been working exclusively with Xempla to test and scale their solution in a UK healthcare setting.
Xempla continuously reads and interprets the critical components sensors of the Installed Building Management Systems – providing single, on-time insight on asset performance.
Within weeks of onboarding and connecting BMS data, Xempla was providing early insights on Asset Performance, particularly deviations with respect to Functional Design Specifications, leading to engineering investigations by Sodexo's Hard FM team.
Onboarding started with critical Air Handling Units and now covers over 2,000 assets and over 12,000 data points streamed every 15 mins.
Integration with IBM Maximo meant that the technicians were getting work orders direct to tablet, with specific recommendations, enabling swift and corrective action.
Within 9 months, the site team had operationalised Data-Led O&M and started to compound the overall benefits with every action taken through Xempla’s proactive trigger.
Xempla’s Decision Automation System is based on a DIIV Framework (Discover, Investigate, Implement and Verify) which brings the best of human-technology collaboration.
The tool’s core modules include No Code Fault Detection and Diagnostics / Workflow Module, Workbench for engineers to investigate key opportunities and integration with CMMS for work orders.
There are additional modules, such as Energy Monitoring, Reports, Mobile App, Maintenance optimisation, Asset Health Index that have been implemented to deliver enhanced benefits for our client and the environment.
Greater confidence and enhanced performance
The mobilisation of the Sodexo Xempla Decision Automation System has delivered greater visibility and confidence that critical assets are reliable and will not cause clinical failure.
The performance measurements from these critical assets have significantly contributed to the clients Green Plan and UK Net Zero targets.
